Recent market figures indicate that the widespread upsurge in residential conveyancing activity is now expanding significantly across the UK, with completed property transactions in Edinburgh and its surrounding Lothian regions surging by 47 per cent in the final quarter of 2012.
According to data compiled by the Glasgow Solicitors Property Centre (GSPC), this sharp rise in conveyancing volume represents the strongest quarterly performance recorded in six years. This momentum was further bolstered by a 26.5 per cent increase in new residential property listings entering the market, signaling renewed confidence among sellers and buyers alike.
In contrast to the conveyancing process in England and Wales, Scotland’s residential property framework mandates that vendors commission a formal Home Report—comprising a Single Survey, an Energy Report, and a Property Questionnaire—prior to marketing their home. While often compared to the former, widely criticized Home Information Pack (HIP) used south of the border, the Scottish Home Report remains an upfront statutory requirement designed to provide buyers with early clarity before submitting a binding offer.
