Buying or remortgaging with Leeds Building Society? Check whether your solicitor is on their approved panel before you instruct — or risk delays, extra fees and a transaction that stalls at the worst moment.
The panel check takes about two minutes. The conditions that follow it take rather longer to work through, and they are where a Leeds Building Society case is most likely to need attention.
Leeds sets those conditions out in Part 2 of the UK Finance Mortgage Lenders’ Handbook: 111 numbered answers covering how long your lease has to run, who may gift your deposit, and how documents may be signed. Your conveyancer is bound by all of them. This page identifies some of the panel lawyers conditions that most often need early attention.
Each requirement below includes its Handbook paragraph reference so you can check it at source.. Taken from Leeds Building Society’s Part 2 for England & Wales as published on 9 August 2026, and from the society’s recorded amendments since January 2025. Part 2 is revised without notice, so treat this as a dated and historic snapshot rather than a current statement of policy.
How to check your solicitor is on the panel
Four steps, and the last one matters as much as the first.
-
Search the Leeds panel directoryThe LenderPanel.com Leeds Building Society directory lists approved firms across England and Wales. Free, and no registration.
-
Search by firm name or by postcodeFirm name if you already have someone in mind, postcode if you are still choosing.
-
Check the office, not just the firmPanel membership attaches to an office. A firm with several branches may not have all of them approved, so confirm the one that will actually handle your file.
-
Ask the firm to confirm in writing, and date itA directory reflects the position when it was compiled. Membership can be withdrawn, so written confirmation from the firm itself — dated, and naming the branch — is the thing worth keeping before you pay anything.
How LMS administers Leeds panel membership
Leeds administers panel membership and case handling through LMS. Approved firms work in the LMS Conveyancer Zone and its panel membership dashboard. Part 2 directs pre-completion queries through the LMS Secure Link portal rather than to the society. After completion, the registration documents are uploaded to the LMS S.T.A.R.S system, and redemption statements are requested the same way.
For a borrower, the practical point is that panel status is administered on a specific system, and a firm needs to be set up on it for your case type. If you want to know how membership is applied for and how long the stages take, LMS publishes its own panel application FAQs.
There is one substantial carve-out. Limited company buy-to-let runs on a separate track, administered for Leeds by Pepper Group, with its own contact addresses, its own post-completion route, and different rules on deposits and guarantees. If you are buying through a company, it is worth asking whether the firm has handled a Leeds limited company case specifically.
What panel membership commits a firm to
Approved firms follow the UK Finance Mortgage Lenders’ Handbook. Part 1 is common to all lenders. Part 2 is where each lender sets out its own requirements, covering identity checks, searches, title and tenure, leasehold terms, new-build warranties, deposits and incentives, letting and occupation, completion and the return of funds, and post-completion registration.
Leeds Building Society’s Part 2 for England and Wales runs to well over a hundred answers. A few, to give a sense of the kind of thing it settles:

These are examples rather than a complete list, taken from Leeds Building Society’s published Part 2 as at August 2026. Read the relevant Part 2 answers in full, as they contain conditions and qualifications not reproduced in these summaries. Lenders revise Part 2 without announcement, and the answers that apply depend on your transaction and are read alongside Part 1 and your mortgage offer. Your conveyancer works from the live handbook. Ask them about anything here that affects your purchase.
If your solicitor is not on the panel
Leeds Building Society will not release mortgage funds to a firm outside its approved panel. There are broadly three routes.
Common questions
What is a lender conveyancing panel?
A list of solicitors and licensed conveyancers a lender has approved to act on its behalf. Firms are assessed on matters such as regulation and professional indemnity cover, and agree to follow the lender’s instructions in the UK Finance Mortgage Lenders’ Handbook.
Can I use any solicitor I like with a Leeds Building Society mortgage?
You can instruct whichever firm you wish to act for you, but the lender will only deal with a firm on its panel. If yours is not, the lender will need its own panel solicitor involved, which usually means paying twice.
What is Part 2 of the Lenders’ Handbook?
The section where each lender sets out its own requirements, alongside the Part 1 instructions common to everyone. It is the reason two lenders can take different views of the same property, and it is amended by lenders without notice.
Does this apply to remortgages as well as purchases?
Yes. A remortgage is often quicker than a purchase, but the panel requirement is the same, and a panel problem discovered late can be just as disruptive when you are trying to meet a rate deadline.
Can a firm be removed from the panel?
Yes. Lenders can add and remove firms at any time, which is why a written confirmation of current status, dated, is worth more than a check made weeks earlier.
Does being on one lender’s panel mean being on another’s?
No. Each lender sets and applies its own criteria, so a firm approved by one may not be approved by another. Check for the specific lender you are borrowing from.
