Santander New Home Warranty Requirements: The 2017 Update

Originally published 10 January 2017. Updated October 2026. The list below records the schemes reported in the original article and is not Santander’s current acceptance list.

Santander new home warranty requirements matter when assessing whether the protection offered for a property meets the lender’s instructions.

This article originally reported a January 2017 change to Santander’s CML Handbook Part 2 answer at section 6.7.1. It remains a useful historical example of why conveyancers need to check the particular scheme and product, rather than rely on a provider’s name alone.

If you are reviewing an earlier purchase, use the Santander historical lender requirements page in the Lexsure Lender Archive to investigate the dated record applicable to that transaction.

Check the product and documents, not just the brand

A provider may offer different products for new homes, self-build properties, conversions or completed housing. Establish which product covers the particular property and whether it falls within the applicable lender instruction.

The historical list also included BOPAS, an assurance scheme concerning offsite construction. Do not assume that every entry in a lender’s list represents the same type of insurance or provides identical protection.

The conveyancing review should identify:

  • The precise scheme, product and relevant insurer where applicable.
  • The property and parties covered by the documents.
  • The commencement date and remaining period of protection.
  • Any exclusions, limitations or outstanding conditions.
  • Relevant provisions concerning lenders and subsequent owners.
  • Any requirement for additional evidence or lender approval.

Keep the supporting documents and record how the applicable conditions have been addressed.

Which warranties does Santander accept today?

Do not use the 2017 list to decide a live transaction. Santander’s current new-build information for intermediaries provides an overview of accepted schemes and other arrangements.

For conveyancing purposes, check the applicable UK Finance Mortgage Lenders’ Handbook instructions, mortgage offer and any case-specific correspondence. An intermediary summary should not replace the full legal instructions.

UK Finance’s new-build warranty guidance explains that individual lenders decide whether a warranty or provider is acceptable. Meeting that general guidance does not guarantee lender acceptance.

What did Santander require when the purchase completed?

If an earlier transaction is being reviewed, today’s acceptance list cannot establish what Santander required at the relevant time.

The Santander lender archive provides access to dated Part 2 records where coverage is available. Confirm the relevant lender record, jurisdiction and date before ordering.

Consider the historical wording alongside the applicable general instructions, mortgage offer, warranty documents, lender correspondence and original conveyancing file.

Keep lender changes visible to the conveyancing team

A warranty accepted on one transaction should not be assumed acceptable on every later matter. Check the applicable instructions and ensure relevant amendments reach the people handling affected files.

The LENDERmonitor notification service provides email notifications of changes to lender requirements, including differences in wording.

Notifications support awareness of amendments. The firm still needs to assess the complete instruction and record any action required on the particular transaction.
