If you are buying or remortgaging with Vida Homeloans, your choice of conveyancer must satisfy two separate requirements. The firm must be suitable for you, but it must also be able to represent Vida Homeloans.
This is a question to answer before paying money on account, ordering searches or allowing the transaction to gather momentum. If the firm cannot act for the lender, changing arrangements later may mean additional legal work, extra expense and avoidable delay.

Why must your conveyancer work with Vida Homeloans?
In a conventional mortgage transaction, the conveyancer will normally represent both the borrower and the lender. The firm investigates the title for the buyer while also protecting the lender’s proposed security over the property.
Vida Homeloans is advancing money against that security. It therefore decides which firms may represent it and requires the instructed firm to follow its applicable mortgage instructions.
A solicitor or licensed conveyancer may be experienced, properly regulated and recommended by someone you trust but still be unable to represent Vida Homeloans. Approval by another mortgage lender does not establish approval by Vida Homeloans because conveyancing panel membership is lender specific.
How many firms are listed for Vida Homeloans?
There are two different figures to understand because the two panel searches perform different functions.
As at 25 September 2026, the Lender Monitor Vida Homeloans directory listed 22 firms working with Vida Homeloans instructions in England and Wales. This is a curated directory and is not presented as the lender’s complete approved panel.
On the same date, our count of the results displayed by the official Vida Homeloans panel search identified 746 distinct firm names across 1,864 office entries in England and Wales.
These figures are a dated snapshot rather than a guarantee of current panel status. Firms and offices may be added, removed or displayed under a different trading or legal name. Borrowers should check the live results and ask the proposed firm to confirm its current status in writing.
Vida Homeloans is not currently accepting new panel appointments
As at 25 September 2026, Vida Homeloans states that it has reached full national coverage of conveyancers on its panel and is not currently accepting new panel appointments.
A borrower should not instruct a non-panel firm on the assumption that it can apply and secure admission in time for the transaction.
Two different ways to check the panel
The Vida Homeloans conveyancing panel directory on Lender Monitor allows a borrower to enter a postcode or town and find listed firms covering the area.
The search begins with Vida Homeloans and then uses location to order the results. This is more useful than choosing a nearby conveyancer first and asking about the lender afterwards.
The official Vida Homeloans panel search provides the lender’s own published panel information.
The two resources should not be confused. Lender Monitor provides an independent and curated directory. It does not claim to reproduce every firm on the complete Vida Homeloans panel. If a firm does not appear on Lender Monitor, that alone is not proof that the firm cannot act.
In that situation, check the official Vida Homeloans search and ask the firm to obtain or provide direct confirmation of its position.
Check the office as well as the firm
A firm may operate through several offices, branches or regulated legal entities. The relevant question is not simply whether the name of the firm appears somewhere on a panel list.
Before instructing, ask:
- Can the particular office handling my transaction currently act for Vida Homeloans?
- Does its approval cover my type of mortgage and transaction?
- Has the firm checked its present status rather than relying on an earlier Vida Homeloans case?
- Does the property raise any matter that must be referred to the lender?
- What will happen to my fees if the firm subsequently discovers that it cannot act?
Ask for the answer in writing and retain it with the firm’s quotation and initial correspondence.

Panel membership is only the first question
Confirmation that a conveyancer can act for Vida Homeloans answers who may represent the lender. It does not establish that Vida Homeloans will accept every property, title condition or proposed arrangement.
The conveyancer must still examine the title and consider matters such as:
- the remaining term and provisions of a lease;
- ground rent and service charge arrangements;
- rights of access and services;
- planning permission and Building Regulations approval;
- new build warranty arrangements;
- occupiers and gifted deposits;
- indemnity insurance; and
- any unusual restriction affecting use, ownership or resale.
The lender’s requirements may oblige the conveyancer to obtain additional evidence, resolve a defect or report the matter to Vida Homeloans before proceeding.
Vida Homeloans’ applicable instructions are found in the UK Finance Mortgage Lenders’ Handbook. Part 1 contains the general instructions, while Part 2 records the lender’s own answers on particular conveyancing issues. These requirements can change, so the conveyancer must consult the current version relevant to the transaction.
What happens if your conveyancer is not on the panel?
If the proposed firm cannot act for Vida Homeloans, the problem should be addressed before contracts are exchanged.
Because Vida Homeloans is not currently accepting new panel appointments, asking a non-panel firm to apply for membership is not presently a realistic solution for a live purchase or remortgage.
The available options may include:
- instructing a firm that can already represent both borrower and Vida Homeloans;
- asking Vida Homeloans whether separate representation would be permitted;
- checking whether another office or legal entity within the chosen practice is already appointed; or
- discussing the position with the mortgage broker before changing any mortgage arrangements.
Separate representation should not be assumed to be available. If Vida Homeloans permits it, a second firm may need to review the title and confirm that the lender’s requirements have been met.
This can create additional fees, further enquiries and another line of communication. Changing conveyancer can also involve transferring the file, completing fresh identity checks and paying for work already undertaken.
Do not rely on an old panel confirmation
A firm may have completed previous transactions involving Vida Homeloans without being able to accept a new instruction today. Panel status, office details and the types of work a firm can undertake may change.

The safest course is to search for the firm, check the relevant office and obtain written confirmation before paying money on account or ordering searches.
